Finance Bill

Sharpens enforcement on foreign-landlord rent. The agent wears the audit risk. Kenyans.co.ke

The problem

Your agency has 200 doors, eight non-resident landlords, and an Excel sheet that won't survive an audit.

Every month, your team reconciles M-Pesa Paybill messages against tenant ledgers, computes withholding for diaspora landlords by hand, and emails owner statements that bounce because formatting broke in Excel. KRA just digitised the whole pipeline. You haven't.

M-Pesa reconciliation hell

Spending days matching M-Pesa transaction messages to specific tenants across multiple landlords' Paybills. Industry-acknowledged pain — see PMS.co.ke, Kayapro360, Nyumba Zetu marketing.

Sec.35(1)(c) audit risk

30% WHT on every non-resident landlord's rent. The AGENT is the statutory withholding agent — not the tenant. Andersen Kenya, CM Advocates, RSM Kenya all confirm.

Owner-statement chaos at scale

200 doors × 30 landlords × monthly statements = a part-time job for someone in your office. Errors propagate; trust erodes.

Caretaker accountability gap

On-the-ground vendors and caretakers report verbally. No photo trail, no GPS, no chain of custody on petty cash. Bomahut's own blog enumerates the fraud patterns.

Sources: KRA · Andersen Kenya · CM Advocates · RSM Kenya (PDF) · Bomahut on caretaker fraud

The solution

Three things every other Kenyan PM tool gets wrong.

Bomahut, Kodi, Nyumba Zetu, Sapama, Kayapro360 — every existing KE option is built landlord-first. None are agency-native and Sec.35-aware. The empty quadrant is the wedge.

Compliance layer

Sec.35(1)(c) WHT-NRL CSV per landlord, per property, per currency. Pre-filled with the agency's KRA PIN. iTax MRI export. Env-configurable for the FB 2026 rate change. eRITS API integration is the next module.

Owner-statement OS

Multi-tenant ledger built day one — one agency, hundreds of landlords, thousands of properties. Stripe-style amend / void / re-issue. Magic-link portals so each owner sees their own roll-up without you emailing PDFs.

Agency-native rails

Per-landlord M-Pesa Paybill auto-match. Caretaker WhatsApp Flows with photo + GPS. Multi-currency owner statements & payout instructions (KES / USD / GBP / EUR). Read-only on money — your existing rails never change hands.

Africa-mirrors of public US SaaS categories have been the venture playbook for a decade — Flutterwave (Stripe), Andela (Toptal), Twiga (Sysco). B2B property-management SaaS is the next one. Tenantree is built for it.

For

Five named agencies. 1.5 km radius. Westlands, Nairobi.

Tenantree's W1 ICP is the top tier of EARB-gazetted KE PM firms — the ones already managing diaspora-owned doors at scale, already tax-liable under Sec.35(1)(c), already losing time to reconciliation.

FAQ

For agency operators

Every existing KE option is built landlord-first — a single landlord with a handful of units. Tenantree's ledger, RBAC, and ownership-share machinery were built for agencies (one organisation, hundreds of landlord clients) from day one. We're the only agency-native option, and we're the only one with Sec.35(1)(c) WHT-NRL automation.
Nothing — that's the point. Your landlord clients keep their own Paybills; tenants pay them direct; the C2B Confirmation URL routes a webhook to Tenantree, which reads the transaction and matches it against the expected rent. Money never touches us. No CBK / FCA / SARS licensing question.
When a non-resident landlord is flagged in Settings, Tenantree auto-applies the 30% WHT rate (env-configurable for the Finance Bill 2026 change) to their tenants' rent. Each month you generate a CSV with per-property, per-currency totals, the tenant's KRA PIN, the agency's PIN, and the 20th-of-next-month deadline. Drop it into iTax. eRITS API integration is the next module.
They never download an app or create an account. WhatsApp Flows look like a normal interactive WhatsApp message. Photos, GPS, and structured checklists land in S3 with timestamps, attached to the unit and the next owner statement. If a caretaker won't engage even with WhatsApp, that signal itself is valuable.
30 minutes for the agency seat, ~5 minutes per landlord onboarding (KRA PIN, Paybill linkage, owner contact info), and tenants are imported via CSV. We'll sit with you for the first onboarding free.
Monthly, in Kenyan shillings. You pay for door capacity — Starter (≤100 doors) KES 4,000, Growth (≤300) KES 8,000, Scale (≤1,000) KES 15,000 — and every band includes the full toolkit. New agencies start with a 7-day free trial, then KES 1,000/mo for three months, then their band (founding members keep 25% off for a year). Compliance is an optional +KES 3,000/mo add-on.
We import from CSV (tenants, properties, owners) and run side-by-side for a billing cycle. Month-to-month — no lock-in. We'd rather lose a customer than trap one. Your historical price is grandfathered if we ever reprice.

Stop reconciling rent in Excel.
